A building’s roof is its first line of defense against the elements. Consequently, if you’re a building owner or manager, taking good care of your roof must be a top priority. Let’s take a look at some common myths regarding commercial roofs and set the record straight!

Myth #1: Roofing inspections and preventative maintenance are optional

Busted! Between rainstorms, hail, tree branches, sun, snow and ice, roofs take a year-round beating, and no roof is built to last forever. To get the best performance out of your roof and at the lowest cost, invest in a biannual inspection and make sure your trusted roofer tackles any maintenance issues. Repairing damage and leaks as they occur will pay dividends in the long run.

Myth #2: It’s ok to put new shingles on top of old shingles

Busted! Doing a layover on your commercial roof may save money upfront, but will cost you down the road. Regardless of roofing materials chosen, roofing materials perform best when installed on top of a flat, impermeable surface. Make sure your roofer removes old shingles and roofing materials and repairs any damage prior to installing your new roof.

Myth #3: Replacing my commercial roof will inconvenience my building’s tenants

Busted! While all roofs have the potential to leak, flat roofs are at no greater risk. In fact, flat roofs are not completely flat but typically built with 1” of rise for 1’ of run.
